Lots of web sites and newspaper ads list what they call 'Today's Best Rates'. But we'd rather not mislead you:

1. Mortgage rates change regularly.  The advertised you see may no longer be available by the time you apply or by the time your mortgage takes affect. 
2. Certain rates are only available to clients with specific needs, credit qualifications, or market areas. There is no guarantee that you will qualify for the advertised rates.  Any advertised rate should be followed by “OAC” -- On Approved Credit.
3. Some mortgages with very low rates may not give you the options or flexibility that you need.
